Board Meeting

Mountain Pine Beetle Infestations Found In Timber Ridge

These infestations were in a few large ponderosa pines on individual lot owners properties. The lot owners had the trees removed and isolated at a cost of approximately $350 per tree. The link below to the Colorado State University Extension fact sheet on the Pine Beetle contains information and photos that will help you detect infestations and understand the pine bark beetle problem. Since the young pine beetles leave the infested trees in July seeking out more trees to invade, timely detection and removal is critical. Some obvious indicators are: (1) A browning of all needles, (2) popcorn shaped extrusions of sap on the trunk. Note that completely dead trees (snags) are not a pine beetle threat since the beetles need a living tree to provide their food.

Developer Litigation


The HOA Board is pleased to report that the State District Court ruled in favor of the Ho and judgments have been entered against Colorado Timber Ridge Ranch, LP, Joseph Machock and the Taulmans.  Below is a summary of the court's rulings:

Attention Real Estate Agents and Title Companies


Please be aware that a Notice of Owner Address Under Declaration has been filed with the County which describes all of the property within the Colorado?s Timber Ridge community so that you may more easily determine whether a property for sale is part of Colorado?s Timber Ridge Homeowners Association.  As such, all property contained in the notice is subject to the governing documents of the Association. 
 
In addition, we would like to caution against overstating the existence of any equestrian amenities since negotiations with the developer to complete such amenities have been at a standstill for several years.  The Association stands firm in its desire for Timber Ridge to be an equestrian community and we look to the developer to follow through with his original plans.
